La Paloma Beach & Tennis Resort

Oceanfront condosSouth edge of downtown (km 28.2)$$ · Mid-rangeFrom 1994

More than a hotel, this is a complex of some 300 oceanfront condominiums at km 28.2, at the southern edge of downtown Rosarito. You do not book a room here: you rent an entire furnished 1- to 3-bedroom condo with a full kitchen, inside a private development with four pools, three tennis courts, a gym, a steam room and beach access. The ideal format for families and groups who want space, want to cook their own seafood, and plan to stay several days.

Operating since 1994, La Paloma runs on a different model from a hotel: the complex is managed by a homeowners association, and vacation rentals are arranged directly with individual owners or through local agencies and platforms like Airbnb/Vrbo. That means each unit is decorated and equipped to its owner's taste — study the photos and reviews of the specific unit before booking, because variation between condos is real.

The shared facilities are the big argument: four pools and hot tubs spread across the complex, three tennis courts, basketball courts, a gym, sauna and steam room, barbecue areas, a restaurant serving Mexican and American food, and direct access down to a private-use beach for residents and guests. All inside a gated perimeter with security and assigned parking per unit.

The guest profile explains itself: families with kids who wear out the pools, groups splitting a three-bedroom condo (the per-person math gets very friendly), and Californians settling in for weeks at a time. It is not for those wanting hotel service — no room service, no resort-style 24-hour front desk — but in exchange you get a whole oceanfront home for the price of a big hotel room.

What it offers

  • 1- to 3-bedroom condos with full kitchens
  • Four pools and hot tubs + private-access beach
  • Three tennis courts, basketball and gym
  • Sauna, steam room and barbecue areas
  • Gated complex with security and assigned parking

Great for

  • Families with kids (pools + courts)
  • Groups splitting a big condo
  • Long stays with your own kitchen

Good to know

  • Every condo has a different owner: furnishings and decor vary widely between units. Check the exact unit's photos and reviews.
  • There is no central hotel operation: you coordinate with the owner or agency, not a hotel front desk.
  • For groups and families the per-person cost usually beats any hotel in the area — and it is only about a 35-40 minute drive from the San Ysidro border.
